Sell your property with us

A valuation based on comparable sales, professional presentation in English and Spanish, and buyers in North America and Europe. This is how listing with us works.

A written valuation within a week of visiting, based on closed sales in your neighbourhood, not on asking prices.

What we do for a seller

  • A written valuation within a week of visiting, based on closed sales in your neighbourhood, not on asking prices.
  • Professional photographs and a drone pass where the lot deserves one. We do not list a property with phone photos.
  • A listing in English and Spanish, written by a person, on this site and on the portals where north coast buyers search.
  • Every enquiry answered by the agent who knows your property, within the hour during the day.
  • Showings arranged around you, with feedback after each one.
  • Negotiation, the promise of sale, coordination with the attorneys and the notary, and a hand on the file until the title is transferred.

How commission works

Commission is a percentage of the final sale price, agreed in writing before we list and paid at closing out of the proceeds. You pay nothing up front, and nothing if the property does not sell. The percentage depends on the price and the work involved; we tell you the number at the valuation, in plain terms, and it does not move afterwards.

If a buyer comes through another agency, the commission is shared between the two agencies. You never pay twice.

What you need to sell

A clean title (certificado de título) in the seller's name, a deslinde (the survey that fixes the boundaries) when the property has one, up-to-date IPI property tax, and, for condos, the association's statement of account. If anything is missing we tell you what it costs and how long it takes to fix, before we list. Many sales fall through on paperwork that could have been sorted at the start.

What it costs the seller at closing

The seller pays the agency commission and, if applicable, capital gains tax on the difference between the price and the adjusted cost basis declared to the DGII. There is no stamp duty on the seller's side; the 3% transfer tax is paid by the buyer. Your attorney calculates the exact figures.
